This ambitious adaptive reuse project, located in the heart of Roosevelt Row, marked MCI's inaugural foray into large-scale commercial ventures. The historic building, once a DeSoto car dealership in the 1930s, was in dire condition, with even a portion of its roof missing. MCI collaborated closely with Motley Architecture firm, a team of local investors, accomplished chefs, and astute marketing professionals, pooling their expertise to revive the building's former glory.

The primary vision for this revitalized space was to establish it as a bustling community hub and an incubator for new downtown Phoenix restaurants. The design concept paid homage to the building's automotive roots, employing an industrial aesthetic, while tastefully incorporating bespoke elements that fostered a welcoming atmosphere for the downtown Phoenix community. To ensure the project embraced the local community it aimed to serve, MCI enlisted the talents of numerous skilled local artists and fabricators.

A remarkable example of resourcefulness and preservation, the team salvaged porcelain tiles from the Luhrs tower, which was undergoing demolition at the time, repurposing them to craft the coffee shop's façade within the space. Although DeSoto Central Market has since ceased operations, the project succeeded in safeguarding one of Phoenix's endearing historic buildings, which continues to thrive today. DeSoto also gave a start to a handful of very successful restaurants, including as Larder + Delta, which was later nominated for a James Beard Award.
